Kitrain will act as the client representative on a project and provide a full turnkey service to the client from concept through to operational handover. Kitrain applies a holistic approach to the entire development process and provides the entire suite of development services.

  • DEVELOPMENT MANAGEMENT

– Identify suitable land for development

-Conceptualize the overall design vision for the project

-Establish detailed financial budget and control structures

-Liaise as necessary with banks and lending institutions

-Prepare and update the feasibility studies

-Establish the overall architectural and interior design

-Establish the overall development programme

-Manage and coordinate the entire design process

-Liaise with the local and national authorities on all related matters

-Manage the entire tender procedure and construction contracts

-Be responsible for and coordinate the entire operational handover process

 

  • PROJECT MANAGEMENT

-General (contract document development, contract bidding, negotiation and award, CPM schedule development and monitoring, contract administration, cost control, budget management and control, quality and safety monitoring)

-Program (admin program development, CPM schedule development and analysis, master program and budget preparation)

-Program oversight (detailed engineering review, periodic program status reporting, project cost estimation, on site inspections, LEED registration and certification)

-Contract close-out (Claims management and resolution, alternative dispute resolution, schedule development and time impact analysis, claim preparation and evaluation)

 

  • CONSTRUCTION MANAGEMENT

-Develop a detailed construction management plan

-Coordinate contractors

-Lead meetings with contractors and sub contractors

-Conduct Soil analysis

-Monitor the construction schedule

-Work with local and govĀ  agencies to keep them informed of the progress
